Reservations

Minimum Stay Requirements…properties with the following caveats:

All other vacation home rentals not listed above require a 2-night minimum stay.

All of our properties require a 3-night minimum stay on holidays.

If you are having any difficulty booking your preferred dates, please call our office for assistance. We would be happy to assist you in finding your desired stay dates.

Payments

We accept major credit cards such as Visa, Debit Cards, Mastercard, Discover, and American Express.

Deposits and Cancellations

We offer a reasonable, but definitive Deposit and Cancellation Policy.

Lodging Deposit:

If your reservation is made more than 30 days in advance of arrival, a 50% deposit is required, and the balance will be charged 30 days prior to your arrival. If your reservation is made within 30 days of arrival, the full amount of your stay is taken as your deposit at the time of your reservation. We recommend travel insurance to protect your vacation investment.

Damage Deposits:

Refundable Damage Deposits apply to all our vacation homes to protect them from unexpected accidents and costly replacements. If you book less than 30 days in advance, the total amount is collected at the time of your booking. If you book more than 30 days in advance, we collect 50% of the room stay, plus tax. The Refundable Damage Deposit and the Non-Refundable Cleaning Fee are collected with your second payment which is due 30 days prior to your arrival.

Refundable Damage Deposits apply to all vacation homes. The damage deposits are based on the size of the home and/or cost to repair, replace, labor, and/or lost rental income due to the inability to rent out the home due to damage, and/or excessive cleaning required beyond a normal cleaning.

The Cliff House at Otter Point and the Lichen Manor are $500 each per stay.

All other homes are $300 each per stay.

Damage Deposits are refunded after cleaning and inspection, not to exceed 14 days.

Cancellation:

If you cancel your reservation more than 30 days before arrival, you will receive a full refund of the deposit, less the Cancellation Fee. If you cancel your reservation less than 30 days of expected arrival, you will be charged for the full amount of your reservation. We will make every effort to resell the property for the canceled days, and refund for day/days resold. If it sells less than what was expected, you will be responsible for the difference. However, you are financially responsible for each night we are unable to rebook due to the less than 30-day notice of cancellation. Again, to protect your vacation investment, we recommend purchasing travel insurance.

Pets

In our dog-friendly rentals, we allow a maximum of 2 dogs per night, per vacation home. Well-behaved dogs are welcomed with an additional fee of $35 per dog, per night, plus tax.

You are responsible for your pet at all times during your visit with us. We provide you with pet sheets, or dog beds, to protect our furniture and linens. Please use them to avoid an excessive Cleaning Fee of $100. Pets are not allowed to be left alone unattended or unsupervised. Please clean up after your pet right away and always keep your dog on a leash outside of the home. You, as the pet owner, are financially responsible for any and all damage caused by your pet, including but not limited to labor, replacement of materials, and loss of rental income due to damages.

Children

We welcome families to enjoy our vacation home rental properties with the following caveats:

• The Cliff House at Otter Point, Lichen Manor, Half Timbered Cottage, and the Fox Den require a “Waiver of Responsibility”, and must be completed by the parent/guardian of any children under the age of 18 years old, or persons requiring supervision, prior to occupying the vacation rental property. No exceptions.
• The Redwood Cottage is a wonderful vacation home for families with children. The loft is accessible by secured ladders. It is recommended that anyone sleeping in the loft is agile and unhindered by physical limitations. We recommend the age for children for the loft in this home to be 10 years old and up.

A pack-and-play crib and/or futon mattress can be provided if needed. Please inform us of any additional needs when making your reservation.

Events and Registered Guests

Absolutely no events are allowed at any of our vacation rentals, unless specified. Please register an accurate guest count so we can properly prepare the home. Reservations are for registered guests only.

Check-in and Check-out

Check-in and Check-out are set times for specific purposes and must be adhered to. We appreciate your understanding and cooperation with our policies, and so others can enjoy the same wonderful experience in our vacation homes. In the event you arrive early, please call the office for approval if an exception is to be considered.

As a friendly reminder, Check-out Instructions will be sent the day before your departure to the email address you provided at the time of reservation.
